ABOUT
THE HOUSE
Situated
in a suburb of
Bradford, West Yorkshire it is an aprox
1800 sq ft,
including garage,
stone detached property. Due to it's
character, of being mainly on one
level
layout it
appears, and is, reasonably spacious |
It
currently only has two, very roomy bedrooms but had
planning
approved which has lapsed byt should be easy to obtain again, to add an upper
level which allows
it to create a total of 6 / 7
bedrooms and 4 bath / shower rooms
in
total.
Bradford council planning
reference number was
05/00316/FUL
HOWEVER
AS THIS PLANNING PERMISSION
LAPSED IN JANUARY 2010 IT IS NOT
GUARANTIED AS PART OF THE PRIZE
When we successfuly reach our
necessary advertising target we will pay for
an application to
renew this, but this is a mere complimentary gesture and
not guaranteed unless we achieve the full advertising
goal.
The competition
itself is entirely dependant
on advertising revenue but
we honestly
believe, based on many factors
of research, that once ADs go
on sale that we
will reach our
target
The
house currently consists of
Entrance vestibule, |
|
Inner hall
:- |
Tiled floor - laid by
our
very good-selves with much love. blood-loss and inappropriate language.
|
Sun room :- |
14’4 x
8’9 Sanded pine floor, cracking little
room, though not used due to our personal, and most believe highly
unnatural, aversion to prolonged sunlight probably the only two,
non-sun-worshiping folks on the planet so we are often led to believe,
maybe we mingle recklessly
|
Lounge :- |
23’5
x 22’5 (7.19m x 6.7m) - This
has a beautiful hard wearing Maple floor that started life (well with
with us ) as a mountain of grime-riddled kindling and that
took, well, I’m not sure how
long it took to clean, lay and sand as it was a period of blur,
blisters, tears and language best forgotten.
|
Study
/ office:- |
12’10
x 10’10 (3.94m x 3.33m) Small cosy with part
panelled walls.
|
Kitchen
:- |
17’
x12’3 (5.18m x3.73) Farmhouse style kitchen, large
mullioned windows terracotta floor, again laid by our very own
good-selves with the by now, much familiar, pain-induced profanities.
|
Bathroom :- |
Tiny.
Roll top bath with shower over, pedestal hand basin and tiled
floor.Seperate W.C.
|
Inner
lobby :- |
with
staircase to upper floor. Sanded wooden stairs, beautiful but best not
scaled in stocking-ed feet, you soon learn though after one thoughtless
and pretty painful mis-hap
|
Bedroom
1:- |
18’
x 17’8 (5.49m x5.4m) Spacious with part panelled
walls and, yes, yet again another but wooden floor actually
sanded without too many of the afore-referred to
expletives. |
Shower room :- |
with
hand basin and WC, wood floor, part panelled walls |
|
 |
Bedroom
2 :- |
18’5 x
14’7 (5.61m x4.45m) Another
beautiful wood floor sanded TWICE due to a savage stiletto attack by a
hopefully, merely negligent adolescent, not vengeful, daughter. Yes I
could have probably halted any impending damage in its tracks had I
ventured up to her, then teenage, domain on anything more than the
bravado missions of bi-annual visits, so I hold my hand up in
contributory negligence. Spacious storage cupboard.
|
Loft
Space :- |
for
miles, well no but completely over the entire house, sadly
there’s no long forgotten valuable antiquities up
there, but there’s enough space to host a road-show of such,
should the fortuitous winner have a sufficient quantity of motley
collectibles. |
The house is well situated for idle types, and
those who
are
bereft
of any
personal mode of vehicular travel as
it's
extremely close to
the main bus routes to
the city centre,
walking distance of
the local shops,
schools, doctors, parks and
woodland.
There’s a
school pretty much next door but
in 12 years of living
here, I can say,
with my hand on my
heart, that the
young folks are great, we
have had no noise or bother, other than one
rogue
beverage bottle and two
empty and wayward snack packets in the
garden, which
I believe
were more
mother natures
windy deliverance than any unruly
pupil’s
projectile. Well perhaps
not the beverage bottle.
The
house is in a reasonably sizable plot that we have
been verbally,
by
various agents d'estate, told, that a developer
could, if
this
lovely house
were razed to
the ground,
raise 6 terraces or twelve flats.
We are only
stating
the words of
said
agents who we trust implicitly.
 |
Said plot is currently,
as
evidenced
here,
consists of a sufficient lengthy quantity of Tarmacadam running along
the front of the house and beyond but sadly not to infinity.
Is ceases at the border of the property of the chap next door, but not
before forming a 150 ft span (that allows for roller
skating,go karting and bycicle riding with ease, for persons only of
formative years. Said lengthy span hails from the previous
life of the house when it was merely the games room, stable and hayloft
for the aforementioned neighboring property in it's heyday. Therefore
there are more yards of yard than garden
|
Withn
the walled and
gated seclusion there are
two small plots,
of once garden, now unruly vegetation that were rather
pretty
in their earlier life under our rule, but sadly due to a 60 - 80 hour a
week
workload and recent fiscal lack they have been
neglected. Out of the goodness of our charitable hearts, or
perhaps shame, we will have this sad state of affairs tempered
in time
for the for the handing over ceremony, and AD
budget permitting
will attend to a number of
other
minor, merely cosmetic improvements.
